Like many people these days, my husband and I found ourselves in a really tough situation and needed to sell both of our homes.  Debb Carl and Airen Sapp helped us sell our two properties through the short sale process.  They were wonderful.

2006 brought us to Sedona for the first time. We found it to be such a special place that we immediately purchased a timeshare. This past March, we stayed in our timeshare as owners for the first time. It was clear to see what draws folks to Sedona and in conversations with two unrelated people, we had recommendations that Debb Carl was an honest and hardworking realtor. We went home energized and that magical feeling stayed with us during our daily lives making us want to return to Sedona …. not  just for more vacations, but to live!  We contacted Debb soon after arriving home. She began sending us MLS listings to look at.

After narrowing it down to about 30 houses of interest, we scheduled a visit to Arizona in July. Upon our arrival we signed on with Debb as our Buyer’s Agent. Debb generously set aside many days to view all the homes we wanted to look at (even on the 4^th of July!).

 After viewing some of our chosen listings, Debb brought us to a home that we had not considered since the price was above our limit. This home was a Short Sale and the price had just significantly been reduced the day before we arrived. We immediately fell in love with this house. Debb knew!!! With her contacts and instincts, she knew this house would not last and suggested we make an offer – we agreed. Debb explained the Short Sale concept; stating that with patience, a buyer can get a very good value.   Within an hour, she had the paperwork ready for us to sign. Shortly after that, she presented the offer to the seller’s agent. Since our offer came in with approved financing (as Debb suggested) it was accepted by the Seller by that evening. Now we had to wait for the Seller’s lender for approval.

Every step of the way, Debb was on top of the situation. Often when we called to ask a question, she would reply “already done”.   Within a few weeks, Debb called to give us the great news that the bank approved our offer and we needed to schedule the closing. September brought us back to Sedona for the closing. Due to Debb’s continued hard work, the closing went off without a hitch. We now have a home in Sedona that is beyond our dreams!
