Sedona is unique in that the availability of commercial and residential land for sale is limited. According to the City of Sedona’s General Plan, Sedona’s private land base can only support a total population of approximately 17,100. This number includes 8,780 housing units on 3,900 acres of residential land. While this number seems relatively high, know that by 2001, 62% of the residential land was already built out. In addition, 72% of the city’s land area was developed also by 2001. Will Sedona Land Availability Increase?

Will these numbers change? It is the City of Sedona’s goal to prohibit urban sprawl and retain its existing geographic limits. With this, the City does not plan to expand into surrounding National Forest lands nor annex surrounding properties. The US Forest Service maintains similar policies in that they do not want to trade land with the city for development.

Because of these factors, the amount of Sedona land for sale is limited. Due to the limit of supply, land prices typically increase in large increments, making Sedona land a worthy investment.
