In June of 2007 we bought what we had hoped was our retirement home down near the creek in Sedona. We used Deb Carl and the DebnAir Team to help us with our purchase. Deb worked extremely hard to help us negotiate a fair price for the home and worked through some very complex matters. Unfortunately like many other American the tough economy affected us greatly and we had to put our retirement dreams on Hold after a 300k remodel of our new home. We attempted to sell the home on our own and realized ½ way through the process we desperately needed someone with experience and skills of the Sedona market to help us close the sale. The original sale fell apart mostly due to the emotional involvement on both sides of the transaction. Soon after we listed the home with the ReMax Deb Carl and her partner Arien Sapp team. 6 weeks later our previous buyer came back into the picture and this time Deb took control of the situation from the start and although it was an extremely difficult process with the Buyer she held it all together and got the deal closed. Our situation was very different from most. It involved legal battles for Creek access, flood plain issues, easement problems attached to title and a last minute close where needed to be out of the home in 24 hr’s on the busiest moving weekend of the year. At times we all thought the deal would fall apart, but due to Deb’s tenacity and determination the purchased closed and we walked away in much better shape than if we would have done this on our own. Due to the last minute close we lost the reservation for our moving truck but Deb found one for us and after helping us move out she even picked up the truck and drove it back from Phoenix. There are to many other issues that are not even being mentioned here that where above and beyond the scope of their duties. We would very much recommend Deb Carl and Airien Sapp of ReMax Sedona for any real estate sale or purchase and when we are ready again to buy again in Sedona we will be employing their services. March 8, 2009 Hi Debb, I feel bad that I have not written this letter earlier. Things have been extremely hectic and continue to be so. I am now back in Sedona permanently and starting a temporary job. Sue will be following in about a month. Thank you so much for all the work you did in putting together the purchase of 710 Mountain Shadows Drive. You were always available. You were quick to get answers for us, to set-up viewings, and to resolve issues that came up. The help you provided with locating contractors and getting bids was extremely helpful. You always seemed ready to “go the extra mile”. In a nutshell the level of service that you provided was fabulous and always eagerly provided with a smile. Bravo! We will certainly recommend you to any contacts we encounter that may be in need of your services as a real estate agent and feel free to use us as a reference. I hope everything is well with you. My wife and I made our first visit to Sedona in July of 2008 as the first stop on an Arizona vacation with our older daughter and her family. We immediately realized what a special place Sedona was and promised ourselves that we would return “sans kids” so that we could take the time to really enjoy the area. We returned in February of 2009 and realized that this was it, the place where we wanted to retire, so we walked into the ReMax office in Sedona and had the good fortune to meet Debb Carl. Debb showed us several properties in Sedona and the Village of Oak Creek, even though she knew that we were not currently in the market for another house and that we simply wanted to get a feel for the area.
We continued to monitor the real estate listings in Sedona and in June of 2009 we decided that it was time to make a move. Prices were down and we would probably never get a better deal on a property. Since we did not plan to retire for at least 4 or 5 years, we decided to focus on acquiring a lot with the intention of building when the time was right. After checking, we learned that Debb is a certified Buyer’s Agent, so we enlisted her help in finding the right building lot. Debb quickly became an expert on what properties were available and inundated us with possibilities. After narrowing down the possibilities to a reasonable number based on our criteria, we arrived in Sedona at the end of June with high hopes. Debb met us on a Thursday afternoon and took us on a tour of the lots that we had selected, insisting that we look at all of them so that we could make an informed decision.
We had narrowed our choices down to 3 lots when Debb, ever on the lookout for a better solution, took us to see a lot on Barcelona Road in Rolling Hills Estates. The lot had spectacular 180 degree views, but it initially seemed to be out of our price range. Debb told us not to discount it based on the asking price and to think about the possibilities. We did as she asked and, after checking out a different lot in Oak Creek Village, came back to the Rolling Hills lot as the best possible choice.
We put in an offer on Saturday, the owners made a counter offer on Sunday and Debb informed us that we had a deal on Sunday afternoon as we were pulling into the Phoenix airport for our return flight to Houston. Debb listened to what we told her we wanted and guided us to the correct choice even though we did not immediately realize it ourselves. She helped us purchase a great lot at a fantastic price because she had been thorough in her research and in her knowledge of current market conditions.
Debb acted on our behalf and helped us negotiate a great deal on a lot. She did this even though it meant less compensation for her efforts. The mark of a true professional in any field is one who takes their responsibilities seriously and who acts for the benefit of their client. Debb Carl certainly deserves to be recognized as a true real estate professional. Vickie and I would recommend her to anyone who is interested in acquiring or selling real estate in the Sedona area.
